Kildebjerg Ry

Knowledge enterprises, residential properties and an 18-hole golf course. It is an unusual cocktail, but nonetheless a reality in Kildebjerg Ry, which is situated in beautiful countryside near Himmelbjerget, 25 minutes west of Aarhus.

The project has been underway for 5 years and is, with 700 homes and 60,000 square metres of commercial property, the first of its kind in Denmark. At the beginning of 2006, the first families moved into this East Jutland development area, while the first commercial contract was signed in the autumn of the same year.

 

Facts – KILDEBJERG RY:

•    Kildebjerg Ry is the first urban district in Denmark to combine residential units, knowledge enterprises and an 18-hole golf course in beautiful countryside.

•    Kildebjerg Ry is situated 30 kilometres west of Aarhus on the outskirts of Ry near the Silkeborg lakes.

•    The development will cover 155 hectares and include 700 homes and 66,000 square metres of premises for knowledge enterprises.

•    The district plan for Kildebjerg Ry has been prepared by the well-known architects Schmidt, Hammer & Lassen, while the street furniture was designed by Arkitema.

•    The developer behind the project, Kildebjerg Ry A/S, is owned by the Municipality of Ry and the foundation Lønmodtagernes Dyrtidsfond, which have each invested 12 million Danish kroner in the project.

Business area of the future
According to Jonna Grønver (Denmark’s Liberal Party), Mayor of the Municipality of Ry, Kildebjerg Ry is nothing less than the business park of the future.

“Denmark is making the shift from being an industrial society to a knowledge society, which means, among other things, that work life and home life are becoming inextricably linked. In Kildebjerg Ry, we are investing in tomorrow’s knowledge society by combining business, living and leisure time in one and the same area,” says Jonna Grønver.

Central location in West Denmark
Kildebjerg Ry’s central location in the west of Denmark offers considerable advantages for both businesses and residents. “Kildebjerg Ry is situated only 25 minutes away by car from the knowledge environment in Aarhus, which makes it easy to attract highly qualified manpower. At the same time, the area lies close to both the E45 and the Aarhus-Herning motorways, so it is easy to access the rest of Denmark,” says Jonna Grønver.

Companies large and small
Kildebjerg Ry is targeting all sorts of knowledge enterprises and development departments within, for example, health care, design and business service. One of the key benefits of setting up shop in Kildebjerg Ry is that the business park can accommodate companies of all sizes.

“It will be an area for prominent head offices for large companies as well as offering premises for smaller businesses and office partnerships. There is space for any enterprise wanting an attractive location and the opportunity to share knowledge,” says Jonna Grønver. 

Keen interest in residential properties
Kildebjerg Ry will have a wide selection of attractive homes including detached houses, 30 two-storey houses with gardens and 28 owner-occupied flats with balconies. All the properties will be located in green surroundings close to the impressive hill Himmelbjerget and the Silkeborg lakes.

The urban area also has its own integrated childcare facility, and, not surprisingly, there has been a huge interest in the plots for detached houses and other homes. For example, the first 39 plots for single-family houses sold like hot cakes.

Visionary architecture
The district plan for Kildebjerg Ry has been prepared by the well-known architects Schmidt, Hammer & Lassen, while the street furniture was designed by another prize-winning firm of architects, Arkitema.

“The intention is that Kildebjerg Ry is innovative at all levels. Not simply by combining business, living, leisure and nature in the same area, but also through its visionary architecture. A distinct architectural style therefore runs through the entire project,” concludes Jonna Grønver.
